Why Should We Inspect Your Roof?

Of all of the systems of a home, the roof is arguably the most important. It is also the system that takes the most punishment from Mother Nature. But the biggest enemy of your roof? Poor installation. For every roof we inspect that shows problems from natural causes we see ten suffering from installation mistakes. Unfortunately those mistakes lead to a leaking roof, and that leaking roof leads to other, bigger problems. It is not at all uncommon for a newly replaced roof to start leaking shortly after the contractor gets paid. Oftentimes, the homeowner is not immediately aware of it, and by the time it is discovered, it's too late.

Common Roof Installation Mistakes

- Drip edge flashing improperly installed or missing altogether

- Missing kick-out flashing

- Poorly / improperly flashed chimneys

- Improperly flashed wall-to-roof seams

- Overly driven nails caused damage to shingles

- Use of caulk as primary means of sealing an opening; no flashing

- Missing or broken cap shingles

- Inadequate ventilation of attic space

- Missing cricket where needed

- Valleys not flashed properly

- Inadequately flashed transitions between roof planes

- Design not completely thought out before installation started; leaks from lack of planning

- Downspouts discharging onto granular roof covering surfaces

- Vent boots not installed correctly, and old boots recycled when beyond their useful life

- Pinning nails used where not needed, creating unnecessary roof penetrations- often left unsealed

- Too many layers of shingles applied to roof (most commonly a DIY mistake)

- Roof over lacking new flashing

- "Creative" solutions that leak
